BRTP EXTENDED STAY POLICIES

The following is a list of our park policies, which have been established to ensure a safe, happy camping experience for all guests. Please read them in advance to ensure your stay is as smooth as possible. Let us know if you have any questions.

  • BOOKING INFORMATION:

    • Booking confirms acceptance of all policies. Refunds will not be made for failure to read policies thoroughly in advance of booking.

    • All applicable BRTP Policies must be signed electronically prior to being parked on your site.

    • The adult (18+) who books and pays for the reservation must be the adult checking in and assuming responsibility for the party. Proof of legal identification may be requested by campground staff upon arrival.

    • Reservations guarantee a site that accommodates your RV, but not a specific site. Specific sites are not guaranteed and BRTP reserves the right to move guests depending on size of RV, park capacity, park maintenance, etc. to optimize reservations.

    • Arrival date adjustment dependent upon availability and must be arranged at least two weeks before the start date of a reservation.

    ADDITIONAL BOOKING INFORMATION:

    • Extended Stay Site Fees include up to 2 adults and 2 dependent children (under 18) per site (additional people are $50/month. Max 2 unrelated adults. Max 6 people for an Extended Stay Reservation).

    • A maximum of two well-behaved, registered, vaccinated pets are permitted per site.

    • Sites include one vehicle in addition to the RV. A second vehicle requires prior approval, has a fee of $50/month, and may be parked elsewhere on property. Space is limited and availability is not guaranteed. Motorcycles are considered vehicles. Electric vehicles cannot be plugged in on property.

    • Trailer parking (including tow dollys) permission must be requested in advance. When available, trailers are $10/night or $50/month and typically parked in a separate area.

    • We are a smoke/vape/tobacco free property. Smoking/vaping/etc. on site is means for ejection without refund. A $50 cleanup fee will be assessed for cigarette, cigar etc. found on property.

    • BRTP utilizes video surveillance. BRTP reserves the right to capture the image of guests for use in security, advertising, and marketing purposes.

    CANCELLATIONS / REFUNDS:

    • No refunds for cancellations.

    • No refunds are issued for any reason, including after-dark arrival, inclement weather, illness, unapproved RV, or early departure—whether by choice or due to ejection.

    • No-shows will need to contact us to scheduled a new arrival date/time.

    RESERVATION TERMINATION:

    While we hate to think about the end of a relationship right at the beginning, at Blue Ridge Travel Park we understand that all good things -- even reservations -- sometimes come to an end. Here's what we require: As much advance notice as possible. In writing. The sooner you tell us, the better.

    What if my end date changes after the bill has gone out or I have paid?: Bills are due in full upon receipt. We do not refund. (Example: You paid for all of April but will now be leaving April 19 — no refund.) Example: Your bill was emailed January 14 with a due date of January 17. You email us on January 15 to say you are leaving part-way through your next cycle -- no price adjustment.

    What if I learn my upcoming end date prior to the next bill?: We will adjust your next bill. We do not prorate at the monthly rate. Depending on your departure date you can either pay the monthly rate and leave early, or pay a weekly/nightly rate for the remaining days. The weekly rate is available only to Extended Stay guests and is equal to the current weekly rate minus one weekday night. Nightly rates are current nightly rates. (Example: Your cycle date is the 15th. You tell us on April 10th that you will be leaving April 23. We can adjust your bill to one weekly rate for April 15-21 and two nightly rates for April 21-23.)

    What will I owe you at departure?: All bills need to be settled before your depart our property. You will owe final electric and any other unpaid items on your account.

    BRTP reserves the right to end a reservation for any reason. Under normal circumstances when a reservation will not be extended, guests will be given adequate notice. Guests ejected for issues including safety and failure to follow policies will not be given advance otice and will not receive a refund.

  • All Extended Stay RVS must be:

    • RVIA certified.

    • 10 years old or newer.

    • in good repair and fully functional

    • insured and registered

    and must:

    • have and use their own full, self-contained bathroom. (Our bathhouse is closed for rennovations.)

    • use a heated hose from Nov 15 - April 1 (or any night temperatures drop below 32 degrees).

    • be maintained / kept clean in appearance

    and we do not allow:

    • outdoor appliances

    • window AC units

    • heating devices not meant for occupied, inside use.

    RV washing machines place a big strain on our septic systems so they must be approved in advance.

  • Check-In is 1:00 PM - 5:00 PM:

    • Notify us EARLY if arriving after 5 PM. (Arriving after 5 PM is no problem with advance notification, provided you arrive before sunset.) Without advance notice of a late arrival we will assume you are a no-show and may not have anyone available when you arrive. Text or email before 5 PM.

    • Arrive Before Sunset: Due to the wooded nature of the campground, check-in after sunset (in 28792 zip code) is not permitted because of liability and safety concerns. No exceptions. Refunds will not be issued for late arrivals.

    • Do not Count on Early Check-In. We are a small campground with a small staff. We need the time before check-ins to flip sites between guests, run errands, and do groundswork. On the rare occasion we can accommodate an early check-in, there is an associated fee of $15 between 11AM and 1PM or 1/2 the previous night's site fee before 11AM.

    Check-Out is by 12:00 PM

    • All personal items must be removed from sites upon departure. Guests will be charged a $50 Site Clean-up Fee if personal items and/or trash are left on sites.

    • Late Check-Out: When available, check-out may be extended to 1:00 PM with advance permission. Sites still occupied after 12:00 PM without pre-approval will be charged $15. Any guest still on site at 1:00 PM will be charged for the next night at the current nightly rate and will still be expected to vacate the site.

  • We welcome a maximum of 2 well-behaved, vaccinated pets per site.

    Make sure to:

    • Pick up after your pet immediately (pet waste bags should be disposed of in the dumpster, not left on your site).

    • Keep all outdoor pets on a leash 10-feet or shorter, attached to an adult. (Do not tie leashes to trees - our picnic tables make good tie-off points.)

    • Supervise outdoor pets at all times (we do allow staked leads of 10-feet or less or leash tie-offs to our picnic tables when supervised by an outdoor adult).

    We do not allow:

    • Outdoor kennels, dog runs, or fences.

    Pets are permitted off leash in the large field at the front of the park if they can be controlled by voice commands.

  • Extended Stay Guests at BRTP have 2 separate bills: Site Fees and Electricity.

    • ELECTRIC BILLS: All Electric Bills are due on the 1st of each month and upon departure.

    • SITE FEE BILLS: Site fee bills are due at booking, and on the cycle date of the start of your reservation (if you arrived on the 7th, your cycle date is the 7th).

    Paying Bills: All bills are EMAILED 3 days before they are due. Guests pay bills by logging in to the Guest Portal and paying online. Guests may set up autopay in the portal.

    Late Bills: Bills not paid by 5PM EST on the due date accrue a $25 late fee. Each subsecuent day a $5 late fee is added. The third occurance an account is late on a payment, the fee raises to $50. BRTP reserves the right to end a reservation due to repeated late payments.

    • We are a smoke/vape/tobacco free property.

    • Quiet Hours are 10PM – 8AM.

    • Guests must remain on their reserved site or in public areas - do NOT drive, walk, or otherwise infringe upon any other site, occupied or not.

    • Parents/guardians are responsible for their children’s safety and behavior. Children twelve (12) and under must be supervised by an adult (18+) at all times. Pursuant to NC state law, children under 16 must wear bike helmets while riding bikes - helmets are strongly recommended for all bikers on property.

    • Commercial sales activities are not permitted in or from the park. This includes the solicitation of others on park property.

    • Use of generators is not permitted except in the event of a power outage.

    • Only one camping unit (RV) is permitted per site.

    • Tents are not permitted. (Easy-up type tents are permitted for single day use, but should not be left up overnight.)

    • All sites must be kept neat, clean, and in an uncluttered state.

    • Items may not be attached to trees or electric poles. Hammocks are permitted for day use when appropriate straps are used.

    • Trash may not be stored outside on sites or in vehicles and may not be burned (we have many curious wild animals including bears and this creates a dangerous situation for all guests). A fee of $50 per occurrence will be assessed for trash left outside unattended on sites.

    • All sites are on SEPTIC tanks - ONLY human waste and RV toilet paper can go in your tank. DO NOT flush other items including: paper towels, feminine products, prophylactics, wipes, any non-septic RV approved toilet paper, food waste). If you flush something down the drain and it clogs our septic lines, you will be responsible for the full cost of the repair.

    • Electric pedestals are for camper and certified camper components only (heated hoses, etc.). Hot tubs, appliances, electric vehicles, and other non-RV specific items may not be plugged in to pedestals.

    SITE APPEARANCE STANDARDS:

    Sites must be kept neat and clean at all times. When in doubt about placing an item on our site, remember that all guests here on an extended stay basis should be able to pack and leave quickly if required. Ask yourself: “Could I leave in an hour?" and, “could someone driving by differentiate my site from a weekend guest when driving by?”

    • Items stored outside should be easily portable, not get in the way of lawn maintenance, and kept to a minimum. Examples of permissible items include: one grill, one outdoor table (in addition to the provided picnic table) with two outdoor chairs, an outdoor carpet (not on grass), lanterns or string lights (not attached to trees), one flag (American, sports team, or family name/initial), a couple of potted plants, a small pile of firewood, bicycles.

    • Items stored under campers should be kept to a minimum. Examples of permissible items include: a ladder, a kayak, extra camper leveling blocks, an extra propane tank.

    • Examples of items that are not appropriate outside on sites include: sheds, fences of any kind, screen rooms, gates or barriers, permanent clothes lines (portable pop-up racks are permissible on a temporary basis), storage racks or shelving, storage totes, cardboard boxes, tools, exercise equipment, pet crates, appliances, kitchenware, trash cans or trash bags.

    • Neutral-colored (brown, tan, grey) tarps may only be used underneath campers to insulate during cold weather months (November through March). Tarp use while awaiting short-term repairs such as roof leaks must be approved in advance.

    • Guests requiring additional storage space should look into nearby storage facilities.

  • VEHICLES:

    • Speed Limit 5 MPH throughout the park.

    • Each campsite has one (1) designated on-site parking space.

    • A second vehicle may be allowed with advance permission when space permits. Second vehicles incur a fee and might not be parked on your site. Vehicles parked on property without advance permission will be charged the current nightly site fee.

    • Non-standard sized vehicles, including work vehicles, require advance permission and may be parked off of your site.

    • Parking on a site not assigned to you will result in a charge for the nightly rate for that site and/or being towed at your expense.

    • Motorcycles are considered vehicles for the purposes of parking on site.

    • No washing vehicles on property.

    • No charging electric vehicles on site.

    • No on site repairs.

    RVs:

    • Please keep RVs in good repair. Washing RVs on site is permitted with advance permission.

    • During times when the temperature is expected to drop to freezing (32 degrees Fahrenheit) or below, all connected water hoses must be insulated or heat taped. Do not drip faucets as this causes too much strain on our septic system.

    • Any company utlized on site to repair an RV must be a licensed, insured company and BRTP must be notified in advance.

    TRAILERS:

    Trailer storage (including tow dollys) requires advance permission and an additional fee. Trailer storage typically occurs in a separate area of the campground, not on your reserved site.

    ** Maintenance, repairs, and general work on vehicles, campers, trailers, and personal property of any kind may not be performed on site. **

    • Facilities are to be used at your own risk and the park assumes no liability or responsibility for injuries, accidents, theft, or losses.

    • Blue Ridge Travel Park and/or management is not responsible for any loss or damages caused by fires, floods, windstorms, natural disasters, theft, accident, vandalism, negligence, loss of electricity, communicable diseases, or acts of God.

    • All personal property on Blue Ridge Travel Park property must be insured by the owner, including but not limited to, campers, contents of campers, vehicles, and personal property.

    • Please respect any area(s) blocked off for maintenance/repairs.

    • Fireworks are prohibited.

    • Possession of weapons such as firearms, knives, chains, etc. while outside of a personal camper or vehicle is not permitted on the property.

    • BRTP will not tolerate illegal, irresponsible, vulgar or disrespectful actions, activities, or language. Any of these, or any additional behavior determined to be dangerous or indecent, will result in a warning and/or removal from the property without a refund. We operate under innkeepers’ laws and have first right of refusal. Uncooperative guests may be removed by the Henderson County Sheriff’s Department.

  • All fires must be in the rings provided. Do not move existing fire rings from their designated location. You may not bring your own fire ring.

    NEVER leave a fire unattended and always extinguish completely - a properly extinguished fire is cool to the touch and no longer smoking.

    Only wood should be burned in fire rings. Fire rings may not be used to dispose of cans, bottles, food, or trash.

    In adherence to the Don’t Move Firewood North American initiative, all firewood must be local (within Henderson County) or kiln dried (brought to BRTP packaged) to prevent environmental damage from invasive species.

    When available, BRTP sells firewood and fire starters for your convenience. Deliveries from other firewood vendors are not allowed. Guests found burning unapproved firewood will be asked to leave immediately and will be fined.

  • BRTP site fees cover use of the property and amenities for the guests registered on that site. Visitors are permitted when registered with the office and if the maximum number of people per site including guests and visitors does not exceed 8.

    Definitions:

    • Guest: the responsible party and the registered persons attached to the original reservation.

    • Visitor: a person (of any age) who is visiting a registered guest

    For insurance and safety reasons, all persons on site must be registered with the office.

    • To Register a Guest: Email brtpfrontdesk@gmail.com in advance. Provide the following information: your name, the full name of each visitor, whether each visitor is an adult or child, if the visitor has a car, and the day(s) of the visit.

    Day visits are during the hours of 8AM to 10PM.

    Overnight Visitors are $10 per night (price doubles if not reported in advance) and may not be on site overnight without a registered guest.

    Please note:

    • Registered guests are responsible for the behavior of visitors and will be responsible for any damages to the property or facilities and/or failure to follow rules.

    • Visitors may not bring pets on property.

    • Visitors must park in designated areas. 2 Visitor Parking Spaces are available beside the office if space is not available on your site. Parking on another site, vacant or occupied, or parking in the road or on the grass will result in the vehicle being towed at the owner’s expense. Only ONE visitor vehicle is allowed per guest reservation. Visitors may not bring trailers.

    • Extended Stay guests may register regular visitors such as spouses, significant others, and children on their site reservation to prevent having to report regular visitations (max included, registered people is 2 adults/2 dependent children).

    • Administration reserves the right to limit the number of visitors on property.

  • Trash and Recycling dumpsters are located near the office. Please use the correct bins (Recycle on RIGHT, Trash on LEFT).

    RECYCLING: We strongly encourage recycling. Items acceptable for recycling in this county include: paper, broken-down cardboard (pizza boxes are not recyclable), glass bottles, plastic containers, aluminum, steel, and tin cans. Please break down cardboard boxes.

    TRASH: Dumpsters are for household trash generated on site only. Please do not throw mattresses, appliances, oil, combustibles, or any special waste item in the trash. Dumpster use is subject to video surveillance and violators may be fined.

    • PACKAGES: Packages for Extended Stay guests may be delivered from UPS, FEDEX, and USPS and must be picked up on the front porch of the office.

      • Please write “deliver to office porch” on delivery notes. Do not write your site number.

      • BRTP is not responsible for packages and does not notify you of packages. Please do not contact us about packages.

    • MAIL: No general mail is allowed and will be returned to sender. Post Office Boxes are recommended for Extended Stay guests.

    • BRTP address cannot—for any reason—be listed as a residence. All guests must maintain a different legal residence. This includes obtaining a Driver’s License, registering a vehicle, registering to vote, etc. You are a GUEST at this property. You do not live here.

    • DELIVERIES: Guests are welcome to use Door Dash or grocery delivery (or similar services) during visiting hours (8AM-10PM). Please instruct the driver to park at the office and meet them there. Delivery drivers may not drive into the campground.

  • COMMUNICATIONS:

    • We a paper-less company. All communications—including bills—from BRTP are electronic.

    • Booking confirms consent to receive emails, SMS messages, and phone calls from Blue Ridge Travel Park regarding your reservation. SMS will not be used for marketing or promotions and we will not share your information.

    • To ensure we are able to easily communicate necessary information to guests, Extended Stay guests are required to provide an active email address and commit to checking it weekly.

    • We require a current, active phone number for each adult guest and permission to text when necessary. We are always mindful of time and frequency when texting.

    SURVEILLANCE:

    • BRTP utilizes video surveillance. BRTP reserves the right to capture the image of guests for use in security, advertising, and marketing purposes.
